Per your lease, Turnkey Residential expects rent on the 1st of each month, with payments marked late on the 2nd. A late fee kicks in automatically on the 6th if unpaid, but our online portal offers automated recurring payments and friendly reminders before it’s due and when it’s overdue, ensuring payments stay smooth and stress-free. -
What forms of payment do you accept?
Turnkey Residential accepts rent payments through the online tenant portal, including credit cards, debit cards, and bank account transfers for your ease. We skip personal checks and cash, keeping it secure and simple. Elect automated payments to “set it and forget it,” ensuring you stay on time effortlessly each month. -
How do I request maintenance?
Turnkey Residential captures non-emergency maintenance requests through our online tenant portal. Logging in is fast and simple, and allows you to detail the issue fully, explaining its location and impact, and attach photos or a short video when possible. The clearer your request, the more likely our skilled team can pinpoint the issue and come prepared and equipped to resolve it on their first visit. -
What happens when my lease is up?
Your lease requires 60 days’ notice if you plan to vacate at the end of your lease. About 90 to 120 days before expiration we’ll connect with you to discuss your plans and work to either prepare a lease renewal or make arrangements to prepare and begin marketing the home within the last 60 days as outlined in the lease agreement. -
Can I Reserve a Property Before I Apply?
Turnkey Residential keeps properties available until your application is approved and the first month’s rent is paid. To claim your spot, submit your application and payment quickly through our online portal. This approach ensures a fair and efficient process for all applicants. -
Does My Security Deposit Include First and Last Month’s Rent?
Turnkey Residential collects your security deposit apart from rent payments and holds it in a trust account for protection. It doesn’t cover first or last month’s rent, which are due separately per your lease. This setup keeps expectations clear and your funds secure from the start. -
What Is the Minimum Age to Apply for a Rental?
Turnkey Residential requires all applicants to be at least 18. If additional support is required to meet credit or income standards, we allow the addition of a lease guarantor. -
Is My Security Deposit Refundable?
Turnkey Residential holds your security deposit in a trust account and disburses the refund within 30 days after your lease ends. Should there be any damage beyond normal wear and tear, a full accounting of any withheld funds is also provided. -
How Do I Apply for One of Your Properties?
Turnkey Residential welcomes applications through our user-friendly online tenant portal for a $99 fee. Every resident 18 or older must apply separately, as we run background and credit checks for each Social Security number. Visit our website, select your desired property, and fill out the form with your details. If you meet the required qualifications but another applicant is picked, we will gladly transfer your processed application to another available property for 30 days at no extra cost. -
How Can I Submit My Rent Payment?
Turnkey Residential requires rent payments through our secure online tenant portal. Log in to pay with a credit card, debit card, or bank transfer, as we do not accept checks or cash. Choose automated payments to set it and forget it, ensuring your rent stays on time with ease. -
I Have (or Want) a Pet. What Is the Process?
Pet screening is completed by a third party after we approve your tenant application. This process requires details such as pet type, size, and vaccination history for eligibility review, alongside validation of ESA or Service Animal certifications. Upon approval, we assess a pet fee, added as an addendum to your lease. -
What Should I Expect at the End of My Lease?
Your lease term concludes with a 60-day notice requirement if you plan to vacate. Turnkey Residential contacts you 90 to 120 days prior to discuss renewal options or prepare the property for marketing. We provide clear guidance to ensure a smooth exit or continuation as you prefer. -
Who Is Responsible for the Cost of Repairs and Maintenance?
Turnkey Residential takes pride in providing worry-free tenancy and works with owners to minimize issues with preventative care and upkeep. All repair and maintenance costs not specifically identified in the lease as a tenant's responsibility (e.g. gutters, pest control) are covered by the homeowner provided they do not stem from tenant damage or neglect. -
What Is Required to Move In After Approval?
Upon approval and acceptance, Turnkey Residential transitions you from applicant to tenant and grants access to our online tenant portal. Paying the first month’s rent secures your home, prompting us to mark it occupied and remove it from marketing sources. We do not require the security deposit immediately upon approval, but it must be paid in full before occupancy. -
How Do I Report an Emergency Maintenance Issue?
Legitimate emergencies must be reported immediately by phone through our dedicated after-hours support line. We respond swiftly to ensure your home remains safe and operational. Turnkey Residential classifies an emergency as any issue posing imminent or significant harm to the property or occupant, such as non-storm-related electrical failures or visible leaks. Non-emergency requests must be submitted online via our tenant portal. -
Can I Make Changes to the Property?
Tenants must obtain written approval from Turnkey Residential prior to altering the property. Submit your request with full details of the proposed change via our online tenant portal. We evaluate each submission for lease compliance and quality assurance. Unless otherwise specified, even approved modifications must be restored to original condition at lease end. -
